The number of houses sold on Kauai last month was down slightly from July of last year, while the number of condominium units fell by nearly half.
There were 30 single-family homes sold on Kauai in July, down 9 percent from 33 homes sold during the same month in 2007, according to statistics from Hawaii Information Service.
The median price of a single-family home on Kauai last month was $610,000, which was down 10 percent from the same month last year when the median price was $678,000.
The number of condominium units sold on Kauai last month was just 14, a 48 percent drop from July of last year when 27 units sold.
The median price of a condo last month plunged 34 percent to $380,000, down from $575,000 in July 2007.
The year-to-date figures tell a slightly different story.
The number of single-family homes sold was down significantly for the first seven months of the year. There were 178 homes sold from January through July, a 36 percent decline from the same period in 2007 when there were 278 sales.
The median price for the first seven months of the year remained fairly stable at $652,500, just 1 percent off the median price of $661,000 for the same period in 2007.
Condo sales on Kauai were down 35.5 percent for the first seven months of the year, with just 127 units sold, compared to 197 units sold during the same period in 2007.
The median price of a condo, however, rose 4 percent during the first seven months of the year, to $569,000, up from $549,000 during the same period last year.
